exactly.. do the bid first.. then have the inspector come in.. i went with an inspector the realtor recommended.. i am not sure if that's a good idea since they be in "ca-hoots" with eachother.. see how the realtor is, then decide..

i also know this stuff because i just bought a house a year ago.. after 2 months, my shower drain was leaking into my kitchen, even though we asked the sellers to fix it.. so i kept calling their lawyer, threatening to sue since they didn't do what they were supposed to do.. so i got them to pay for half of it since i took their ward that it never leaked on them.

i didn't check the rest of the pipes in the wall though.. and i think there is water somewhere in the wall.. you can tell by the walls.. if there is bloating or ripples, there is some sort of water damage. I think mine is from my +20 year roof.

How, or why, could/would any vendor make it a pre-requisite to put 25% down??????

Why the fuck does the vendor care? How could this affect them?

Absolutely get a home inspection as well as a termite/pest inspection. Some locations require well certifications if the property has a well. Go with a reputable inspector...not just the cheapest...and read your inspection report fully.

In NJ, you don't generally get the home inspections until AFTER you've signed the contract, but if there are serious issues, you can get out of the deal.

Make sure you have an attorney or title agency you can trust to represent your interests.

Don't be worried about appearing nitpicky about things. Get whatever you possibly can fixed by the sellers so you don't have to worry about it.

Make sure you get warranties for any work they had/have done, any appliances, etc.

Absolutely get the seller's new phone number. You'll be amazed at the stupid things you'll need to ask them (where the main water shut off is, etc).

The summer after we moved my dad had to go give a friggin tutorial to the new homeowner on how to clean and schock the pool.

Do they have pools in Canada?

Also make sure you read EVERYTHING (contract, mortgage commitment, home inspection) very, very carefully. Question anything you don't understand, no matter how insignificant it may seem.
