Hate to see you leave Smyrna but, apparently we don't have a shortage of people moving in. Understand the traffic thing on 24 but, I was in Green Hills a few weeks ago and that traffic made me want to punch someone in the face. And, it is the same seemingly all the time.
I used to do landscaping in the Green Hills, Forest Hills, Bell Meade area. Everyday trying to get in and out for lunch. Nightmare. I would rather be punched in the face then have to drive through there any week day.
